65-67 Shakespeare Road, Milford, Auckland
Stratford Haven is a boutique residential development comprising 12 three-bedroom townhouses on a tightly constrained 1,389 m² site in Milford, Auckland. Olive Homes identified the site and led the project from acquisition and feasibility through planning, building consent, tendering, and construction delivery.
The development achieves a high-yield outcome without compromising liveability or buildability, with homes averaging 154 m² and featuring garages, winter gardens, and entertainers’ kitchens. Deliberate market positioning, disciplined spatial planning, and delivery-focused design enabled strong differentiation in a competitive local market while maintaining construction efficiency.
The result is a premium, high-performing development that demonstrates how early decision control, market-led positioning, and buildable design protect returns and enhance buyer appeal.
Harley Road
8A-8D Harley Road, Hauraki, Auckland
Harley Road is a high-end residential development delivered on a technically complex rear site in Hauraki, Auckland. Olive Homes led the project from site acquisition through feasibility, planning, neighbour engagement, consenting, procurement, and construction delivery.
The site was constrained by a long, narrow accessway, steep topography, overland flow paths, and limited stormwater infrastructure, requiring careful civil, servicing, and effects management to protect neighbouring properties. Disciplined planning and delivery-led design enabled these constraints to be resolved without compromising buildability or amenity.
The development comprises four standalone 165 m² homes, each offering four bedrooms, rumpus rooms, double garages, and entertainers’ kitchens. The outcome is a premium residential product that demonstrates how complex urban sites can be unlocked through early decision control, technical rigour, and market-focused design.
Waterfont Solid-Concrete Luxury House
Riverhaven Drive, Wade Heads, Whangaparāoa
Riverhaven is a bespoke luxury residence delivered on a bush-clad site overlooking the Weiti River. Olive Homes led the project end-to-end, from early concept development through engineering coordination, council engagement, and full construction delivery.
The home was conceived as a fully cast in-situ concrete structure, featuring board-formed internal finishes and cast concrete weatherboards externally. The design incorporates reclaimed Auckland railway iron tracks as exposed structural and architectural elements, requiring close coordination with engineers, specialist trades, and Auckland Council to demonstrate compliance for non-standard materials and construction methodologies.
The completed residence delivers exceptional architectural and spatial quality, with ceiling heights up to four metres, expansive indoor–outdoor connections, integrated architectural lighting, and refined material detailing throughout. The project demonstrates Olive Homes’ capability to deliver technically complex, regulation-intensive residential projects where design ambition and compliance must be resolved in parallel.
Oceanfront Apartments
Hibiscus Coast Highway, Orewa, North Auckland
Oceanfront Apartments is a planned mid-rise apartment development on a prominent ocean-front site in Orewa, North Auckland.
The commercial, feasibility, and structuring work underpinning the project was led by Dan Oliver in his senior role working alongside Hero International, drawing on the same development, capital, and delivery expertise that now underpins Olive Homes.
This involvement included early-stage feasibility modelling to validate acquisition and development potential, participation in joint-venture discussions including partnership restructuring and buy-out scenarios, and coordination of planning and design teams to embed site constraints, urban design considerations, and future sales performance into the emerging scheme.
The project is intentionally paused, allowing the owner to benefit from the site’s existing hotel operation while planning progresses and market conditions stabilise. This strategy preserves optionality, generates holding income, and avoids forced timing risk.
Glenora Park
Takanini, Auckland
Glenora Park is a 260-bedroom Build-to-Rent (BTR) residential development located within Takanini’s only Town Centre–zoned residential precinct. The project represents a significant institutional-scale housing opportunity within South Auckland’s growth corridor.
The early-stage feasibility, structuring, and consultant coordination for the project was led by Dan Oliver in his senior role working alongside Hero International, applying deep experience in large-scale residential delivery.
This work focused on validating yield, built form, servicing capacity, and long-term operational performance under a BTR ownership model, with strong emphasis on aligning planning, urban design, and amenity outcomes with long-term rental performance requirements.
Early integration of planning, engineering, and delivery inputs ensured the project is structured for efficient progression once market and funding conditions align. The result is a well-positioned BTR development underpinned by rigorous feasibility analysis and delivery-ready fundamentals.
204-208 Havelock Road
Havelock North, Hastings, Hawke’s Bay
The Havelock North project is a 71-home residential development located within one of Hawke’s Bay’s most established and desirable residential markets.
The development feasibility, early decision-making, and consultant coordination for the project was led by Dan Oliver in his senior role working alongside Hero International, drawing on extensive experience in residential development structuring and delivery.
This work included validating development scale, housing mix, infrastructure requirements, and delivery assumptions, while aligning planning, engineering, and design inputs with commercial objectives.
Early-stage decision control and consultant alignment reduced delivery risk and provided clarity ahead of construction commitment. The project is positioned to progress efficiently through planning and delivery once market and programme conditions align.
Large-Scale South Auckland Residential Development
A large-scale residential housing development comprising approximately 226 homes, delivered as part of a broader public-sector housing programme.
Dan Oliver was involved in this project in a senior commercial and delivery capacity working alongside a construction delivery partner (Hero International), rather than as an engagement by the project owner or public-sector client. This work was undertaken on the contractor side and focused on early positioning and delivery readiness for a high-volume residential development delivered at scale.
Involvement included alignment of construction capability, programme structure, sequencing strategy, and delivery approach across multiple concurrent workstreams, ensuring the proposed programme and execution strategy were appropriate for the scale and complexity of the project.

A medium-density residential terrace housing development comprising approximately 72 homes, delivered across two precincts as part of a broader public-sector housing programme and incorporating both affordable housing and open-market two- and three-bedroom townhouses.
Dan Oliver was involved in this project in a senior commercial and delivery capacity working alongside a construction delivery partner (Hero International), rather than as an engagement by the project owner or public-sector client. This contractor-side involvement focused on early positioning and delivery readiness for a mixed affordable and open-market residential development.
The work included assisting with alignment of construction capability, programme approach, and sequencing strategy across both precincts, enabling scale efficiencies through a coordinated delivery strategy while maintaining clarity across scope, programme, and cost interfaces.

Strategic Delivery Partnership
Over a five-year period, Olive Homes worked closely alongside Hero International in the delivery of major residential and mixed-use developments across Auckland and the upper North Island.
Through this period, Olive Homes contributed front-end commercial leadership, procurement strategy, and project control expertise, supporting contractor-side positioning, market engagement, and the securement and delivery of complex construction contracts at scale. Hero International led construction execution through its in-house labour force and site delivery teams.
Collectively, projects delivered during this period totalled approximately NZD $170 million in construction value, comprising more than 570 residential dwellings across terraced housing, apartments, mixed-use developments, and large-scale KiwiBuild projects.
This involvement included tender leadership, pricing and programme strategy, QS and commercial input, and participation in Project Control Group and senior stakeholder forums, helping maintain delivery discipline and alignment across multiple concurrent projects.
